In
the interest of the common public the process of map approval
has been made easier in accordance to the provisions under
Housing Policy 1997 of State Government. According to the
provisions made in the above Policy
-
the
single allotted plots under 300 square meter shall be
sanctioned with Standard Maps at the time of allotment/
registry so that the allottee may construct his house
without any further sanction.

if
an allottee wishes to change construction against the
provision under the Standard Map the allottee has to
submit a certificate by a recognized Architect that the
changes from the Standard Maps are according to the Bye
Laws of the Master Plan Scheme.

Maps
of plots having area larger than 300 square meter shall be
deemed to be accepted and sanctioned if the Maps are not
sanctioned by the competent authority within a time span
of 30 days.

this
is also provided that the maps of the single houses
sanctioned for 3 years shall be now be effective for 5
years and these sanctioned maps may by renewed for further
one year up to maximum 3 times.
As
per the scheme of the government the Board has published a
booklet for standard maps of houses from 23 square meter to
288 square meter. Allottee may select any standard map
published in the model booklet according to the dimensions of
his plot and can start construction with the provision of the
map. He is allowed for internal change according to his
convenience. Apart from house building bye laws many other
relevant information with respect to construction of the
house have also been added in this booklet. This booklet may
be obtained from the office of any Superintending Engineer's
office or from Office of Architect & Planning Indira Nagar
Lucknow after depositing Rs. 100/-.
The
Parishad has prepared standard maps for the extension on the
upper floors for the houses constructed by Parishad itself
which can be obtained after depositing the fee fixed for these
maps. Like plots the extension can be carried out in houses
constructed by Parishad as per the provision of guide lines of
the government i.e. if an allottee wishes to start
construction with out taking formal permission from of the
Parishad, he may avail the facility according to the standard
map after depositing Malba/Construction water charges only.
For
the construction other than the standard plots maps and for
the maps different from standard maps the construction may be
carried out after depositing a certificate from any competent
architect that the maps is in accordance with the provisions
of bye laws and master plan of the scheme. These maps with map
sanctioning fee, water charges and Malba fee shall be
presented to the competent officer of the Parishad who after
examining will tell the allottee that weather the deposited
maps is sanction able or not. If a change is required then the
competent Architect shall be asked and the map shall be
automatically treated as sanctioned after obtaining the
receipt of revised map deposition. A copy of the effective
registration of competent architect from Council of
Architecture shall also has be deposited to the Officer of the
Parishad fixed for this purpose. Thus these presented maps
shall be properly examined in the office of fixed officer and
if errors found in the maps are not sanctionable or the
Officer is misguided, the map shall be rejected and action for
not sanctioning of the maps in future of such Architect shall
be taken.
